CBRE is currently seeking to fill a senior-level position in its rapidly growing US Agile Practice within the Advisory & Transaction Services group. The purpose of this position is to provide ongoing execution and management of agile real estate transaction activities on behalf of our corporate clients. The primary duties are to prepare, recommend, and implement a portfolio-wide transaction strategy for acquiring agile real estate. This role coordinates field resources and other stakeholders in the execution of new agile site acquisitions, agile renewals, disposition of surplus agile space, early termination, and more.
Eastern Standard/ Central Timezones preferred- Unable to be located on the west coast.
Essential Duties and Responsibilities
Concurrently act as the tenant agent and effectively negotiate the business terms and conditions for a wide variety of agile commercial real estate products, specifically for office locations.
Drafts and creates analyses and relevant documents, including but not limited to:project initiation, market comparable reports, Requests for Proposals (RFPs), proposal comparison packages, letters of intent, etc.
Negotiates agile agreements and amendments.
Understands how to review, analyze, and interpret financial analysis templates including book and cash flow projections, NPV (net present value), and/or other financial analyses to enable clients to make more informed decisions.
Closely tracks all transaction activity, prepares commission forecasts and vouchers, and accounts for all savings results achieved on behalf of clients.
Support clients and serve as point of escalation to effectively resolve any issues, conflicts or challenges between clients and agile providers, as needed
Monitors and maintains a real estate project tracking system to ensure timely transaction completion; support all data capture and management processes of the agile team.
Adheres to all state real estate agency requirements; ensures compliance with CBRE's corporate policies as they relate to identifying and mitigating potential conflicts of interest.
Adhere to agile practice processes, templates, best practices and tools for Flexperts to most effectively survey, advise and deliver on agile deals. Also, contribute to identifying areas of improvement to processes and best practices.
Develop and maintain key relationships with agile providers in priority regions/markets.
Bachelor's degree (BA/BS) from four-year college or university.
Minimum of3 yearsof relevant real estate experience required; agile transaction experience is a benefit but not required.
Ability to act swiftly, with autonomy, to solve problems and think creatively.
Ability to be highly collaborative in a team environment.
Proven record of providing excellent internal and external customer service.
Proficient use of Microsoft Office Suite Products.
Established relationships with tenant rep brokers and coworking providers is a benefit.
Knowledge of coworking and agile space landscape is a benefit.
Excellent communication skills (written, verbal, presentation)
Ability to provide efficient, timely, reliable and courteous service to clients and local brokers
Comfortable conducting basic financial analysis, calculating sales figures, and analyzing and selling with data
Excels under pressure, works well independently and on a team
Thrives in fast-paced environment, likes transacting deals, and has “growth mentality” or “entrepreneurial mindset”
Solid understanding of real estate terminology
CREDENTIALS, CERTIFICATES and/or LICENSES
· Real Estate Salesperson license in applicable market
*Colorado Residents: CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for the Sr. Agile Transaction Manager position is $125,000 annually or $60.10 per hour and the maximum salary for the Sr. Agile Transaction Manager position is $150,000 annually or $72.12 per hour. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program.
