Action Inc. Maintenance Specialist in Butte, Montana

The position is responsible for maintaining a maintenance plan and replacement schedule; ensures associated work is completed in accordance with the schedule and federal rules. Works with immediate supervisor to ensure that all work orders are recorded and completed in a timely manner. The Maintenance Specialist schedules licensing inspections related to facilities. This position meets often with the HUD & USDA Property Manager to discuss facility operations. This position is responsible for monitoring and recordkeeping associated with maintenance and capital improvements, along with developing and monitoring a maintenance log. Reviews all maintenance records for compliance and accuracy. This position is responsible for procuring equipment and materials at best price to further streamline operations and maintaining a perpetual inventory system. The Maintenance Specialist will complete and submit accurate monthly and yearly reports. The Maintenance Specialist must be detail oriented, able to work independently with little supervision and ensure the safety and cleanliness of Action Inc properties. The position must maintain confidentiality in all agency matters. In addition, on-call response to emergencies is required.Must possess knowledge of building maintenance including basic repairs, carpentry, and painting. Must have knowledge of hydronic heating systems and basic understanding of electrical and plumbing systems. Must possess computer knowledge (spreadsheet, database, and word processing). Must have knowledge of energy saving techniques: (air sealing, duct sealing, furnace tune-ups, etc.). Ability to operate and utilize equipment and tools associated with building maintenance, snow removal and grounds keeping. Must have a certain degree of manual skill and the physical ability to perform manual duties and be able to frequently carry 25 pounds and 50 pounds occasionally. Ability to relate well with staff, tenants, and administration. Ability to develop schedules and organize documents and files. Ability to articulate and report information related to maintenance and capital replacement. Ability to manage time between facilities. Must be adaptable to a constantly changing atmosphere and have the ability to adjust and prioritize various duties and assignments.Desired Qualifications The knowledge and abilities are usually acquired through education and experience with public facility management, preferably in the building trades. Construction and mechanical experience are desired. Other combinations of education and experience which could provide these knowledge, skills and abilities will be evaluated on an individual basis.Certificates, Licenses, Registrations Must have a Montana State Low Pressure Boiler Engineers License or have the ability to obtain in a reasonable amount of time. Must be bondable and insurable. Must possess a valid Driver’s License and carry valid motor vehicle insurance.Physical Demands While performing the duties of this job, the employee is regularly required to lift: stand: walk; use hands to finger handle, or feel; reach with hands and arms; and talk or hear. The employee frequently is required to stoop, kneel, and crouch. Specific vision abilities required by this job include close vision, distance vision, and peripheral vision.
